Do You Need Building Regs for an Internal Glass Wall?

Good news first: for most homes, adding a Crittall-style room divider or internal glass wall is a straightforward job with no planning permission and minimal regulatory fuss. But there are a few things worth knowing.

Planning permission

Internal alterations don't usually need planning permission. The main exceptions are listed buildings (where internal changes can require listed building consent) and homes in certain conservation areas. If that's you, check before you order.

Building regulations

A non-structural glass divider that simply zones a room generally doesn't trigger building regs. Where they can come into play:

  • Removing or altering a load-bearing wall to create the opening — that structural work needs building control sign-off (and usually a structural engineer / steel beam). The glazing that goes in afterwards still doesn't, but the opening does.
  • Fire escape routes. A divider mustn't compromise a protected escape route, particularly on stairs and landings in multi-storey homes.
  • Ventilation and light to habitable rooms must still be met if you're fully separating a space.

The safety rule that always applies

Regardless of regs, glazing in "critical locations" (in or near doors, and at low level) must be safety glass. That's why every panel we supply is toughened safety glass as standard — it meets the relevant standard out of the box, so you're covered.

In practice

For the typical job — a divider across an existing opening between kitchen and dining, or a glazed wall to carve out a home office — you're looking at a clean install with no paperwork. It's when you're creating a new opening in a structural wall that you'll need building control for the structural part.
